Negotiation

Monday, October 26th, 2009

In negotiating, interests are more important than someone's position or viewpoint. A position can be changed and is usually not that important in a negotiation. Behind every viewpoint there is a basic need or interest, and that leads to whatever the underlying problem is. Interests are at the heart of what most people act upon.

Virtually everyone, even with opposing positions, shares a common interest, like security or a solid relationship. Differences are not always conflicts and can usually be worked out by returning to the common ground. Learning interests requires using open-ended questions, like “Why?” or “Why not?”

Always remember that interests are a part of human nature, not science. It will take great skill to maneuver around them.

Most people have more than one or two interests that apply in a negotiation. Basic human needs motivate people, like security, economic well-being, belonging, recognition, and control over one's life. Don't forget those needs – because most of the time, it's not the money.

Interests are not very easy to talk about, but it's essential to convey your own interests and get to know the client's as well. You can serve your own interests without coming across as a stereotypical salesman. The best way to do that is show enthusiasm and be specific. Always convey interest in your prospective client's issues. Use words like “understand” when talking with your prospect.

Always look forward, not backward when thinking about the big picture. Don't stick to your position if necessary, but always stay true to your interests. Stay focused toward solving problems, for both you and the prospect. Never act like you are attacking a person, but instead a problem.

In negotiation, the best outcome is when everyone wins. Selling is about meeting goals and solving problems, not swindling. This creates a true win-win situation, and brings success to both parties. The worst attitude a salesperson can bring to a negotiation is that the client's problem is not his to solve.

However, both parties can hurt themselves even with a good solution by giving up too much along the way. Premature judgment can really harm a negotiation.

There is also never one right answer. It's not like a game, where one person loses and the other takes the glory. The “fixed pie” assumption is dangerous and can truly ruin the negotiation process, because it assumes one person gets what they want and the other loses something.

Hamster Cage Big Guides

Thursday, October 22nd, 2009

You do want to make sure that you do not lose your new pet. If you do not select the right material for your hamster cage then you may well wake up one morning to find an empty cage with no hamster in sight. This can easily happen if the cage you choose is made of wood without any protection around the wood preventing escape.

Next, you have to think about the walls of your new cage. Should they be tough clear plastic, with an air vent of course, or simple wire mesh. The air vent is important if you choose the clear plastic route as if the cage is not properly ventilated then the heat can build up and cause the hamster real harm. It is mainly for this reason that simple wire mesh is more common, not to mention cheaper in most instances.

Finally you should make sure the cage is big enough to provide both a nest or bed together with a feeding and drinking area and essentially a play area for your hamster. The play area is important as your pet will still need activity even if he is small and apparently inactive (you must remember that most hamsters are active at night and tend to sleep and be rather lethargic during the day).

So, in summary, although it is easy to dismiss the need for the hamster cage to be anything more than an also purchase, by giving it some sensible thought you can make the life of your new pet considerably more pleasant.

Change Your Life To Life You Really Want

Sunday, October 18th, 2009

To make the changes that mean that these dreams become goals and you start taking action to make them reality you need to be ready to change your life. This means setting out on a definite path to change, probably doing things that take you out of your comfort zone and staying motivated and committed.

How do you know if you are ready to change your life? For many people it can be what they call an “a-ha” moment. This is generally an event in your life such as the breakup of a relationship, a serious illness or death that will make you stop and think. This event will often be the motivation for you to start making the changes you need to.

For others it may not be a major event in your life, just an accumulation or series of events. For instance if you are regularly getting bills that you can't pay, at some point this may build up and you say to yourself 'that's enough, I am going to do something about this, sort my life out'. It's that realisation that you are not leading the life you want or envisaged for yourself.

When you are thinking about changing your life, think about why you want to do it. Make sure it is for yourself. Often we can have loved ones, parents, or friends, giving us well meaning advice about 'making something of our lives', 'getting a better job, 'lose weight' and so on. Do you really want these things that they are suggesting? You will find it very hard to motivate yourself towards goals unless they are something that you are really excited and passionate about. As the saying goes You can lead a horse to water but you can't make it drink.

One more thing to make sure of when you are considering changes is that whether it will be right for you. Sometimes you can see someone, a celebrity or even a friend, who appears to have their life together and you can be tempted to think you need to change your life to be like them so you will be happy. Stop for a moment and think about your life, what is wrong with it, is there anything, what changes do you need to make. Rushing off to imitate someone else's life may not be the best option for you. Certainly use it to inspire. Remember that outward appearance's may not reflect the true situation. I'm sure most of us have seen the perfect couple, or friend who appears to have it all, only to find that behind the facade all may not be so good.
